
CONTEXT
The project unfolds in the rural context of the Modena province, on a plot exceeding one hectare. The original typology recalls early 20th-century farmhouses.
The new residence arises as a replacement of the existing volume while respecting permitted parameters: same footprint, same authorised volume, but with a completely new spatial structure and radically different comfort level.

OBJECTIVE
Create a contemporary residence with clear hierarchy, where the main living level is concentrated on the ground floor.
The first floor is conceived as the heart of the entire property, valorising double height as a source of light and air.
The upper level remains autonomous and private, without dominating the perception of the main space.

STRATEGY
Build a new organism around a strong core, respecting site conditions:
original footprint
permitted volume
coherence with landscape structure

Key decisions:
Double height as spatial heart: light, scale, breath.
Upper level as visually light slab, separated from the main volume for full privacy and minimal presence.
Suspended staircase as graphic and transparent element without heavy masses.
Public zones organised along a clear horizontal line with long perspectives and controlled connections.
Private block integrated through hidden floors and clean geometries.
Continuous relation between interior and landscape via deep vertical openings and large glazed surfaces.


SPATIAL STRUCTURE

The system is based on two readings:
Vertical: double height and staircase as organisational devices.
Horizontal: a single continuous public layer on the ground floor.
The ground floor functions as an open and representative level. The upper floor remains autonomous and private without becoming a dominant volume.


ENVELOPE AND EXTERNAL ELEMENTS
The facade is conceived as a contemporary brick volume: not a citation of rural typology, but a reinterpretation through mass, proportions and sharp cuts.


Design principles:
Brick as primary envelope material for material depth, durability and perceptual stability
Excavated openings and deep reveals to define light and shadow and add thickness to the mass
Slopes and slope variations to build a recognisable profile without decoration
Large glazed surfaces toward the garden for visual continuity with the plot
Choices oriented to living comfort, radiation control and energy efficiency with attention to material longevity

MATERIAL DIRECTION
The interior is built on balance between mass and transparency: rigorous geometry, natural tactile materials, controlled accents, precision in details.


Load-bearing elements:
natural stone in large format with texture and worked surfaces as vertical rooting element and light tool.
Double height as compositional centre.
Light railings and suspended staircase to preserve air and scale.


Materials:
Natural opaque wood in dark and neutral tones as warm, calibrated mass.
Opaque black metal in controlled dosage for graphic and functional precision.



Lights:
integrated light as perceptual element
recessed lines, soft contours, accents on surface rhythms.


VISUAL OUTCOME
The system is immediately readable:
volume, vertical of the day zone, staircase and material build the perceptual skeleton.

Quality derives from correct proportions and detail control.
The result is solid and coherent. Form, material and space are aligned.
SCOPE
The entire project system has been developed and is coordinated at concept and spatial organisation level, including spatial logic and volumetric strategy, respecting constraints, distributive structure, movement scenarios and functional relations interior design in terms of materials, light and key compositional nodes, graphic elaborations and schemes necessary for implementing solutions, project coordination and operational dialogue with companies and licensed technical professionals
All regulatory, authorisation, structural and MEP aspects are managed in collaboration with licensed technical professionals registered with the relevant professional bodies.
