A contemporary private residence in Forte dei Marmi, conceived as a complete high-level residential asset: with a distinctive exterior identity, private garden, swimming pool, fully developed outdoor areas and interiors shaped by natural materials, light and controlled spatial plasticity.
The project brings together Mediterranean character, contemporary geometry and a restrained material expression.
CONTEXT
The site is approached as the foundation for a private residence in one of the most recognizable and liquid locations on the Italian coast.
The context requires more than simply placing a house on a plot. It calls for the creation of a coherent residential asset: with a private entrance sequence, controlled access, a carefully defined external environment and a clear relationship between the interiors, the garden and the pool.
The house is conceived as a protected but not isolated environment: the northern side is more restrained and private, while the main living areas open toward the garden, the water and the outdoor scenarios.
SITE POTENTIAL
The potential of the site is developed through the combination of privacy, outdoor living and a strong visual identity.
The residence is organized around several scenarios: entrance area, garage, main living space, pool, lounge areas, outdoor kitchen, spa area, garden and guest circulation. This distribution allows the site to be perceived not as a backdrop, but as an integral part of the house.
A key decision is the balance between enclosure and openness: on one side, a protected perimeter and concealed service functions; on the other, large glazed surfaces, terraces, connection with greenery and a sense of light inside the house.
CONCEPTUAL DIRECTION
The conceptual direction is based on the idea of a contemporary Mediterranean house with a strong material foundation.
Large volumes, horizontal lines, deep overhangs, natural stone and warm terracotta mineral plaster create a composed and coherent exterior identity.
The expression of the house is built on mass, proportion, texture and its relationship with the landscape.
The internal structure follows the same logic: the central living space becomes the core of the house, while large openings connect it to the garden, the pool and the outdoor areas.
The sculptural spiral staircase acts as the plastic centre of the interior. It does not simply connect the levels; it introduces vertical movement, softness and an internal sense of spatial staging.
SPATIAL ORGANIZATION
On the main level, kitchen, dining and living areas are brought together in one open space with a concealed kitchen front, service kitchen, dining area, fireplace and lounge zone.
The kitchen is conceived as part of the overall spatial structure. The main front is integrated and visually composed, while the service kitchen allows preparation, storage and operational processes to be moved away from the representative part of the house.
The residence includes a guest bathroom, a passenger lift and a separate service vertical connection for linen, table service and household management. Technical and service areas are concealed from the main living spaces. Service routes, garage access, boiler room and support areas are integrated so they do not interfere with the daily living scenario.
The second level forms the private part of the house: a large master bedroom, three additional bedrooms with en-suite bathrooms, spacious terraces and a library area by the panoramic window. This area is designed for a quieter scenario: reading, work, rest and connection with the view.
The underground service level brings together storage, technical maintenance, plant rooms and a concealed connection with the garage. The garage is designed for two cars, with additional outdoor parking provided

OUTDOOR SPACES
The outdoor spaces are conceived as an extension of the house, not as a separate landscape layer.
The centre of the outdoor scenario is the swimming pool with a lounge area. Nearby, a separate heated jacuzzi creates a more private wellness setting.
The outdoor kitchen with barbecue and dining table creates a complete space for receiving guests: morning pool, daytime relaxation, evening dinner, fireplace area and private gatherings.
A gym and spa area with sauna and massage zone are also included. These functions strengthen the residence as a private environment for rest, recovery and extended living.
The garden is built around a Mediterranean palette: pines, olive trees, cypresses, dense shrubs, ornamental grasses and soft green masses. The landscape works as an instrument of privacy, depth and visual value.
MATERIALS AND ATMOSPHERE
The material palette is based on the combination of natural stone, warm terracotta mineral plaster, travertine, wood, glass and matte surfaces.
Materials are not used as a decorative layer, but as part of the overall identity of the object. The exterior envelope, paving, pool, terraces, interior surfaces and garden work within one coherent logic, creating a unified environment without visual separation between the house and the site.
The main emphasis is on material density, tactility, depth of light and a stable perception of quality. This does not define a separate interior style, but the overall level of the residence.
INTERIORS
The interiors continue the exterior logic of the project: natural materials, large volumes, calm surfaces, controlled light and a direct relationship with the garden.
The sculptural spiral staircase becomes the central vertical element of the interior. It connects the main level with the private part of the house and reinforces the sense of spatial scale without disrupting the calm composition of the rooms.
The main living area brings together kitchen, dining and lounge space. The concealed kitchen front, service kitchen, fireplace, dining area and large glazed openings preserve the representative character of the space while keeping domestic processes away from the visible part of the house.
The private zones on the second level are organized around the master bedroom, additional bedrooms with en-suite bathrooms, terraces and a library area by the panoramic window.
The bathrooms and master area are conceived as part of the overall system of comfort, privacy and recovery.
COMFORT AND INTEGRATED SYSTEMS
The technical systems are considered part of the overall level of the house, not a separate technical layer.
The residence includes contemporary comfort infrastructure: solar panels, heating and cooling, automatic microclimate control, air quality management, water filtration and concealed technical areas for maintenance.
The climate system is oriented not only toward temperature, but also toward the quality of the internal environment: ventilation, humidity, air purity and stable year-round comfort.
The main scenarios can be integrated into a smart home system: climate, lighting, security, irrigation, pool, spa area and technical functions. For an object of this level, this is part of the normal logic of operation.
ASSET VALUE
The project considers the residence as an object of long-term value, where not only the visual level matters, but also the structure of use: privacy, service functions, technical readiness, outdoor living, material quality and coherence of the overall scenario.
This approach allows the house to be read not as a set of rooms, but as a mature residential asset for a premium location.
RESULT
The result is a contemporary private residence in which location, exterior identity, spatial organization, service structure, technical level, garden and outdoor scenarios work as one system.
The object is perceived not only as a house, but as a complete living environment and a long-term asset with stable value.
