CONVERSION OF AN EXISTING INDUSTRIAL BUILDING

CONTEXT

The project was developed within the structure of an existing industrial-origin building located in the inner courtyard of a Milanese block.

The volume retains its original geometry and articulation across three levels: ground floor with mezzanine, first floor, and mansard attic.

Following conversion, the building has been reinterpreted as a system of compact apartments for urban residence.

OBJECTIVE

Develop a new living structure within the existing volume through complete distributive reorganization across all levels.

The project includes:

5 duplex apartments on the ground floor with mezzanine

6 apartments on the first floor

5 apartments in the attic

Access to units via an external balcony gallery defining the courtyard character and introducing a new circulation system.

The intervention included:

definition of residential typology

revision of facade solution

development of a unitary spatial and material concept

SPATIAL LOGIC

Some apartments are organised over two levels with mezzanine.

Distributive solutions are oriented toward rational use of surface area and clear functional definition.

FACADE ADAPTATION

The facade was reinterpreted through a warmer, more balanced material palette.

The vertical structure of galleries and rhythm of metallic elements were maintained as compositional base, integrated with wood inserts and material surfaces that soften the industrial character.

The contrast between metal and wood generates depth and scale, making the courtyard more residential.

The attic level is integrated through light elevations and coherent colour code.

The new facade articulation strengthens the building’s identity without altering its original geometry.

MATERIALS DIRECTION

The project is oriented toward high-end residential.

The material concept is based on:

essential colour palette

graphic rhythm of metallic elements

relationship between closed and open spaces – integration of functional solutions in furniture blocks

Interiors were developed as continuation of the spatial and material logic, without excessive decoration.

SCOPE

The entire project system has been developed and coordinated at concept and spatial organisation level, including:

spatial logic and volumetric strategy respecting constraints, distributive structure, movement scenarios and functional relations

interior design in terms of materials, light and key compositional nodes

graphic elaborations and schemes necessary for implementing solutions

All regulatory, authorisation, structural and MEP aspects are managed in collaboration with licensed technical professionals registered with the relevant professional bodies.

OUTCOME

The existing building has been transformed into a structured residential system with new facade identity and contemporary typology.

The project demonstrates the potential of converting an industrial volume into an urban residential format with clear spatial organisation.
