Preliminary analysis exploring potential transformation scenarios of a rural stone house into a boutique hospitality asset, through the definition of spatial and functional logic.

The work consists of a conceptual study for a small-scale hospitality structure, where spatial organisation, room typologies and functional relationships were explored prior to any technical development.

The objective was to establish a clear, realistic and coherent base for a future boutique hospitality asset, serving as a reference for further evaluations, technical development and strategic decisions.

Context

The total area of the property is approximately 700 m², including an existing building of about 450 m² and a 1.7-hectare wooded site.

The study focused on the existing building, analysed in relation to spatial, circulation and regulatory constraints typically associated with this type of property.

At the initial stage, the building presented clear limitations related to its configuration, internal circulation and usable surface area.

These parameters defined the framework within which possible hospitality configurations were explored.

Hospitality Program & Asset Structure

The proposal was developed as a conceptual hypothesis for a small-scale boutique hospitality structure.

The conceptual program includes:

service areas: kitchen, laundry, technical rooms and storage (partially underground), bicycle rental

a limited number of rooms with different typologies

2 standard rooms on the ground floor

2 suites

1 luxury suite on the first floor

shared guest spaces: lobby, bar, restaurant, reception, lift, fitness area

The organisation of outdoor spaces was also explored, including a pool, solarium area with sunbeds and umbrellas, changing rooms, forest paths with lighting, gazebo and barbecue area.

Particular attention was given to the relationship between shared and private spaces.

The overall approach was guided by spatial clarity, functional logic and long-term flexibility of use.

Spatial Logic & Layout Strategy

The core of the work focused on spatial logic and functional clarity.

The study includes:

exploration of room proportions

analysis of relationships between spaces

optimisation of internal circulation

reduction of residual and non-functional areas

alignment between hospitality use and the existing configuration

The resulting spatial configuration serves as a potential reference for future development.



Design Direction & Atmosphere


The design approach was developed as a conceptual orientation.

Materials, light and spatial scenarios were used to define an atmosphere that is intimate, calm and consistent with boutique hospitality principles.

The images explore spaces characterised by balanced proportions, authentic materiality and a coherent relationship with the existing context.
